“Penthouses offer amenities like private elevators, rooftop terraces, swimming pools, hot tubs, gyms, and sometimes private cinemas or wine cellars,” Ajwang states.

For example, penthouses at VAAL feature five bedrooms and glass walls with minimalist furniture to enhance views.

They command high prices, such as the Shs3.8b penthouse at VAAL, attracting high-profile businessmen and celebrities.

Duplex Apartments

A duplex is divided into two separate living units, either side by side or stacked vertically. Adrine Asingwire, Marketing Manager at Universal Properties, explains that each unit typically has a private entrance, ensuring privacy and independence for occupants.

“Duplexes are often preferred by large families seeking ample space,” Asingwire notes.

They provide flexibility in accommodating multiple family members under one roof while maintaining individual living quarters.

From an investment standpoint, owners can live in one unit and rent out the other, generating rental income.

Triplex Apartments

A triplex is a building configuration encompassing three distinct apartment units within a single structure. These units can be arranged side by side horizontally or stacked vertically, each with its own entrance.

Triplexes offers standardised accommodations appealing to both residents and potential tenants. They provide a steady income stream by renting out multiple units.

One-Bedroom Apartments

One-bedroom apartments are common in Kampala’s condominium market. They feature one bedroom, a corridor, a living room, a kitchen, and a complete bathroom.

These apartments are ideal for single individuals and attractive to those seeking Airbnb accommodation.

Basement Apartments

A basement apartment is located beneath street level within an apartment building, typically offering more affordable housing options due to limited natural light and ventilation.

While they can be styled for coziness, they are less ideal for long-term living. Basement apartments are suitable for investors renting to businesses such as maintenance services catering to building residents.

Studio Apartments

Studio apartments consist of a single room serving as the bedroom, living room, and kitchenette, with a separate bathroom.

A floor-through apartment spans the entire floor of a building, extending from one end to the other. These residences are characterised by their expansive layout, often featuring multiple bedrooms and luxurious amenities.

“Floor-through apartments present unique opportunities for investors,” an industry expert notes.

Owners can transform them into hospitality ventures, which can be particularly lucrative when marketed effectively.
