UGANDA, Kampala | Real Muloodi News | One of Uganda’s wealthiest Real Muloodis, business magnate and investor, Dr Sudhir Ruparelia, has announced a brand-new real estate project titled “Pearl Business Park”. The project has an estimated 15 months scheduled timeline from the onset of construction to completion.

Pearl Business Park has been described as a multi-million-dollar project that will encompass office premises, a shopping centre, health and leisure amenities, a 5-star hotel, modern hospital, among other things. Ruparelia Group, through Meera Investments Limited, will build the 18-acre mixed-use facility on the premises of the former Chieftaincy of Military Intelligence (CMI) headquarters on Yusuf Lule Road in Kampala. 

During the announcement of the project, Dr Ruparelia said: 

“Uganda is very special to us (as Ruparelia Group) because it is our home, where it all started. Uganda is our home and we are proud to share in and participate in her dreams and aspirations. Every developing country needs a matching stock of high quality real estate infrastructure to fuel further growth and you can always count on us to play that role, so you can be able to focus on your core business.” 

Ruparelia Group will divide the project into different phases. The first phase completion estimate is 2023, including office spaces, 16 lettable floors and two floors for parking.

Tower 1
Tower 1 (Phase 1) will be located at the confluence of Old Kiira and Yusuf Lule Roads. This will make it easily accessible to both private motorists and users of public transport. The location is also proximal to the Central Business District, key landmarks such as Makerere University, Mulago Hospital, several hotels, banks, several government offices as well as key shopping, recreation, healthcare and educational facilities. The plan is to equip the facility with modern amenities such as a fully automated fire detection system on all floors and approximately 170 CCTV cameras in all public areas. In addition, the building will include internet access, a fitness centre and other health, safety and productivity utilities. 

The facility will be designed to ensure sustainability and minimise the negative impact on the environment. Mr Rajiv Ruparelia, Managing Director, Ruparelia Group, explained that: 

“It is essentially a green office, sustainably designed, to minimise negative impact on the environment, while enhancing the health and comfort of the building’s occupants. Amenities such as thriving pedestrian and people spaces, ample parking as well as rich and vast landscapes as well as the building’s layout design have been sustainably designed to optimise daylight and air quality.”

The announcement is the second one made by the billionaire in the last few Months. In April this year, Real Muloodi News reported that Dr Sudhir Ruparelia revealed plans to build a 200-room Kingdom Kampala Hotel.

The Kingdom Kampala Hotel is estimated to be completed by 2026. Kingdom Kampala is another project by Meera Investments Limited, the real estate arm of the Ruparelia Group that owns a series of hotels, country clubs and over 300 commercial properties in and around Kampala.
