Mbarara, one of Uganda’s fastest-growing cities, has become an important economic hub, attracting investors from various sectors.

Mbarara is renowned for hosting Mbarara University of Science and Technology (MUST) and the Mbarara Regional Referral Hospital.

These institutions attract students, medical professionals, researchers, and patients from across the region, driving demand for rental accommodations and residential properties.

The city’s role as a healthcare and educational hub significantly boosts the Mbarara property market.

Over the past decade, Mbarara has undergone extensive road network improvements, including the installation of street lights, transforming it into a true metropolitan area. This urbanisation has turned the city into a regional employment hub, attracting young people and increasing the demand for both residential and commercial properties.

Modern buildings have emerged to meet this demand, offering commercial and office spaces that rival those in Kampala.

One of the key factors attracting investors to the Mbarara property market is its relatively affordable land prices compared to Kampala. This affordability not only attracts seasoned investors but also provides a gateway for newcomers to venture into the property market.

Albert Tushabe of Amity Realtors Limited notes that the market in Mbarara is relatively young, with many suburbs not yet saturated, offering substantial opportunities for land acquisition and development.

According to Tushabe, there is a substantial amount of land available for sale. Plots are classified based on their distance from the city centre:

0-5 Kilometer Radius

Plots within this range are considered prime and command higher prices due to increased demand. Prices for a standard 50×100 feet plot range from USh25 million to USh50 million.

These areas include Kubiri, Kakyenkye, and Makenke on Kampala Road, Kihumuro on Bushenyi Road, and Ruti and Nyamitanga on Ntungamo Road.

These locations are highly sought after for their proximity to the city centre and walkability.

5-10 Kilometer Radius

Plots within a 5-10 kilometre radius are also highly sought after for their commercial potential. Prices range from USh20 million to USh40 million, attracting individuals looking to build residential houses and investors interested in hotels.

Notable areas within this radius include Koranorya, Rwobuyenje along Kampala Road, and Mile 7 (Ahari Mushanju) along Isingiro Road.

Plots along the Northern Bypass in areas such as Nyarubanga are priced at USh48 million each, offering good accessibility and scenic views.

10-15 Kilometer Radius

In this range, plots are priced between USh10 million and USh20 million. Locations include Biharwe, Karama on Ntungamo Road, Rukuba, Masha on Isingiro Road, and Nyakisharara on Ibanda Road.

Daniel Arinda of Africus Properties states that plots in their Nyakisharara estate measuring 100×100 feet are available for as low as USh25 million, while an acre fetches USh45 million.

In the hills of Biharwe and Rwenjeru, plots measuring 50×100 feet are priced at USh6.5 million.

15-20 Kilometer Radius

Plots in the 15-20 kilometre radius are available for USh5 million to USh10 million. For instance, plots measuring 50×100 feet in Rukuba and Masha are priced at USh7.5 million each, including a freehold land title.

Further out in the 20-25 kilometre radius, plots measuring 50×50 feet are sold for as low as USh3.5 million, offering affordable entry points for investors.

Mbarara’s strategic location in southwestern Uganda makes it a pivotal point for regional trade and commerce.

Its position along major transportation routes to neighbouring countries like Rwanda, Burundi, and Tanzania facilitates cross-border business activities, stimulating economic growth and increasing demand for commercial and residential properties.

The city’s rich cultural heritage, including traditional Ankole culture and historical sites, attracts tourists and investors interested in developing hospitality and leisure facilities.

The presence of national parks and wildlife reserves in the region further enhances Mbarara’s appeal as a tourist destination, supporting the growth of the hospitality sector and boosting property values.

Recent improvements in infrastructure, including roads, electricity, and water supply, enhance accessibility and livability, thereby increasing property values and attractiveness.

These improvements are crucial for sustaining the rapid urbanisation and economic growth of Mbarara.

Mbarara offers a diverse range of investment opportunities to suit different investor preferences and goals.

From residential plots and apartments to commercial spaces and hospitality ventures, the city’s development boom presents numerous opportunities for profitable investments.
