With its diverse range of properties and personalised aesthetics, Airbnb has become increasingly popular among young people residing in Kampala’s affluent suburbs.

These individuals, who often face challenges in finding affordable housing, have discovered Airbnb as an affordable way to briefly escape their less-than-ideal living conditions.

In the rapidly evolving social landscape of Uganda, young people, including university students, are finding innovative ways to navigate poor living conditions while seeking intimate encounters with high-class partners.

Many have turned to Airbnb spaces as an alternative to their modest accommodations, using them to impress and indulge in romantic encounters.

Although Airbnb accommodations do not openly advertise short or hourly services, young individuals have learned that negotiating with hosts can provide them with the opportunity to rent a space for as few as two hours at a relatively affordable price.

This arrangement allows them to entertain their romantic interests in a more appealing and comfortable environment than their own homes or rented hideouts.

Factors Contributing to the Appeal of Airbnb Spaces

Several factors contribute to the appeal of using Airbnb spaces for intimate encounters.

Firstly, the novelty and upscale ambience of these accommodations create a perception of higher social status, enabling renters to impress their partners.

Additionally, the privacy and discretion offered by Airbnb spaces are often preferred over the crowded and communal living conditions experienced by many young people in Uganda.

However, this emerging trend is not without controversies and potential risks.

While some argue that it provides young people with a more comfortable setting to explore their desires, others express concerns about the exploitation of vulnerable individuals and the ethical implications of engaging in intimate activities in rented spaces.

Airbnb’s Position and Community Response

Globally, Airbnb does not explicitly condone or promote short-term intimate encounters. The company’s guidelines emphasise the importance of respecting local laws and community standards, urging hosts to provide safe and comfortable environments for their guests, and focusing on hospitality rather than facilitating illicit activities.

As this trend gains traction among Ugandan youth, questions arise regarding the underlying issues of inadequate living conditions and the pressure to maintain a certain image in relationships.

It underscores the need for improved, affordable housing options for young individuals and a broader conversation about societal expectations and values.

To address this trend effectively, it is crucial to tackle its root causes, such as the lack of accessible and affordable housing.

Community-based facilitators and advocacy groups emphasise the importance of raising awareness and providing education on healthy relationships, consent, and responsible behaviour.

Ms Brenda Kuteesa, a community-based facilitator with Mbuya Community Alliance, guides that addressing the root causes of this trend—such as the lack of accessible and affordable housing—will be more effective in promoting positive social change.

“Young people are increasingly seeking unique and visually appealing locations for their social activities, influenced by images and narratives portrayed in music videos, movies and social media posts,” she reasoned.

Additionally, the influence of popular culture, changing social norms, and the prevalence of social media platforms play a role in fueling this trend.

Leaders must recognise the complex interplay between societal pressures, personal aspirations, and the pursuit of romantic relationships in a rapidly changing world.

Meanwhile, young individuals in Uganda will continue seeking alternative arrangements, using Airbnb rentals as a means of enjoying themselves sexually or as an alternative to their own homes. This highlights the need for a broader conversation about societal expectations, affordable housing, and responsible behaviour within intimate relationships.

Pricing and Locations

Airbnb developments are fast growing in Uganda, particularly in cities and areas with tourism destinations such as Kyanja, Kiwatule, Kira, Kyaliwajjala, Najjeera, Kisaasi, Ntinda, Naalya, Bukoto, Buziga, and Munyonyo.

The rental rates generally range between USh80,000 and USh350,000 per night, depending on the location and level.

Most hosts require guests to book for more than two nights, although discounts are often provided for weekend-long stays.

With close to seven million listings in over 100,000 cities across 220 countries and regions, Airbnb aims to welcome one billion guests annually by 2028.

Mr Uthman Kato, an Airbnb owner in Jinja City, says many Ugandans with decent homes have already started renting out their homes to short-time travellers for an unregulated fee.

Mr Kato further reveals that he started renting out his house in Njeru, in 2009, to foreign travellers who would come to tour Jinja city and its numerous activities.

“By 2016, I had seriously considered a business out of this Airbnb thing. I think it is less straining yet rewarding in terms of income because I only have to wait for a night or two for me to make my money off one client,” Mr Kato says.

Until recently, most of the clients who occupied Mr Kato’s Kisi Apartments in Jinja have been foreign tourists, organisation staff for team building trips, and a few couples who want to get away from the rather uncomfortable homes in Kampala and elsewhere.

While the benefits of Airbnb rentals have been well-articulated, empirical evidence from various studies indicates a devastating impact on housing stock.

Airbnb’s short-term rental market encourages landlords to withdraw properties from the long-term rental market, thereby reducing housing availability.

Anecdotal evidence suggests that Airbnb spaces also pose a threat to hoteliers in tourism hotspots like Fort Portal, Jinja, and Mbale, potentially resulting in job losses.

Data from AirDNA, a vacation rental research firm, reveals that landlords with Airbnb properties in Kenya made an average of $308 (about Shs1.2m) during the last year’s festive period.

The Genesis of Airbnb and its Popularity in Uganda

Airbnb rentals was first started in 2008 by Americans Joe Gebbia, Nathan Blecharczyk, and Brian Chesky as a means to rent out rooms to tourists and guests.

It quickly gained popularity in San Francisco, USA, before spreading across the country, Europe, and eventually Africa.

In Uganda, the concept of Airbnb apartments emerged around 2015, inspired by its success in neighbouring Kenya.

Real estate investors recognised the potential profitability of Airbnb rentals and began offering their homes as short-term accommodations.

This evolution in the travel and accommodation industry has provided unique experiences and convenient lodging options for travellers while offering an appealing investment opportunity for property owners.
