Up and Coming Suburbs: Ndejje on Entebbe Road

UGANDA, Ndejje | Real Muloodi News | When mentioning the name ‘Ndejje’, most people’s minds are drawn to Bombo, Luwero where there is a university with the same name that draws a lot of attention to the area.

However, the Ndejje we are referring to is along Entebbe road, about seven kilometres from Kampala City. If you have never heard of this Ndejje, you are not alone.

Branching off Namasuba Valley, the Entebbe Road Ndejje remains somewhat unfamiliar to many people, largely thanks to its poor roads which, up until recently, had which made it relatively inaccessible.

Because Ndejje is on high ground, the area itself does not flood or silt, but the road that led to the place was in terrible condition, especially around Namasuba. Flooding and silting characterised it. It was muddy and impassable, which discouraged many from buying land in the area.

Recently, the impassable road upgraded to a tarmac road with paved walkways for people on foot. 

With this development, Ndejje has now become an up and coming suburb to consider for real estate investment.

Land Prices

While there are some plots with freehold titles available, most of the land on sale in Ndejje are on Kabaka’s land. This means that plots in Ndejje are relatively cheaper, being the case with Kabaka’s land, according to Salongo Prosper Ssebutinde, a property trader in Ndejje.

For example, a standard plot with a Buganda title in Kanaaba, one of the villages in Ndejje, goes for USh 45 million (not on the main road).

A plot of the same specifications in Kanyanya, another village in Ndejje, goes for USh 70 million. In Lubugumu and Lugga, they go for USh 60 million. Again, all the above plots come with a Buganda title.

House Prices

The cost for finished houses in Ndejje range between USh70m and USh150m.

At the low-end of the range, the houses tend to be small, with plots smaller than the standard 50x100ft. On the upper end of the range, the USh150m houses are full-sized, built on standard plots with wall fences.

Rental Prices

Since it is located just a few kilometres from the city center, the rental houses can fetch enormous sums of money in no time.

A single self-contained room for rent in the area now ranges from USh150,000 to USh200,000. Where as before the paving of the road, the same room would go for between USh100,000 and USh120,000.

The once remote area has now developed; attracting more rewarding businesses such as rental shops, since many people have now settled in the area and business is doing well.

In Ndejje, a shop for rent can now go for between USh350,000 and USh500,000. This is a better price than it was when the area was still majorly residential.

Security and Crime

According to residents in the area, there are no serious security threats and commend the police for its efforts to help deter crime, despite the increasing population.

“I could now ferry customers to far areas of Kibutika and Lubugumu up to around midnight if it were not for curfew, which was not the case before,” says Moses Kirunda, a resident and a boda boda rider in the area. 

The police have, however, shown concern that the newly constructed tarmac road provides easy access for criminals to come into the area, but they remain confident in their ability to prevent crime from escalating in the area.
