UGANDA, Kampala | Real Muloodi News | Hon Judith Nabakooba, State Minister of Lands, last week commissioned Olive Homes Naalya, a 24-apartment project by Buildnet in Naalya.

In speaking at the event on Saturday 29 October 2022, she praised Buildnet for being one of the businesses shaping Uganda’s real estate sector but urged them to consider developing for lower-class residents as well.

Nabakooba said, “I can see that through the type of the apartments and houses, you are targeting a certain high end type of customers. This is also a good business model, however, I want to encourage you to look out for solutions towards the housing needs of low income earners as well.”

“We must work together to ensure that we extend opportunities to all Ugandans regardless of their incomes to be able to have a place they can call a home,” she added.

Nabakooba pointed out that the government is making every effort to guarantee the success of the real estate sector.

She said, “Government has already put in place all the relevant policy and legal frameworks including the National Land Use Policy, 2009; National Land Policy, 2013; National Housing Policy, 2018; and the National Urban Policy, 2016. All these policies and laws provide a conducive environment for the industry.”

She also stated that they are working hard to guarantee that other critical areas supporting the real estate market, such as roads, security, and access to water and power, are well-maintained.

The minister said, “My Ministry is also working hard to ensure that we streamline land purchase and verification processes by taking all the processes online.”

She asserts that online procedures will play a significant role in reducing the prevalence of fraud in the sector.

She urged the participants to improve the industry’s self-regulation and management.

“As a key sector, you have so many individual players like brokers, investors etc. However, the majority of these are not trained and operate without any guidelines, principles, ethics etc. “The industry must be able to have basic professional codes of conduct,” she said.

“Members of the public must be in a position to know where to report to incase a real estate agent fails to provide the agreed upon services,” noted Minister.

According to Winnie, Buildnet’s apartment projects sell out quickly. For example, Olive Homes Naalya which was just commissioned by Hon Judith Nabakooba is already completely sold out.

Buildnet’s Creekside Apartments Naalya and Najjera Heights are still ongoing and available for sale. However, they will also soon be off the market if prospective clients don’t hurry to book themselves a unit, says Winnie.

She says all their properties are on mailo land, so on a complete purchase, one gets a condominium private mailo land title.

Buildnet offers a flexible payment plan. One can book with as low as USh5 million and then they top up to raise 20% in one month and then the 80% is expected to be paid in 12 months without interest.

Ms Winnie says, “We also have a mortgage financing plan with any of our bank partners.”

Their apartment projects have exclusive amenities like swimming pools, ample parking space, kids’ play areas, spacious rooms, in-built kitchen cabinets and wardrobes, water heaters, gyms, high-speed lifts, supermarkets, surveillance cameras and standby automatic generators.

The Olive Homes Apartments

Olive Homes Apartments which were recently commissioned are located in a highly prestigious location of Naalya, about 10 kilometres from the heart of Kampala.

Olive Homes consist of 24 flats, 17 of which have two bedrooms and 7 of which have one bedroom.

The homes are accessible via the Northern Bypass Highway, they are near a number of social institutions, including banks, healthcare facilities, entertainment venues, schools, and more.

The TMR International Hospital, the Children’s Clinic Naalya, the Hillside Nursery & Primary School, Vienna College School, Naalya S.S., the Basilica of the Uganda Martyrs, Worship Harvest Ministries, the Masjid Taq’wah Naalya, the Quality Shopping Mall, the Naalya Central Market, the Metroplex Shopping Mall, and banks are some of the essential nearby establishments.

The apartments in this development vary from one, two to three bedrooms, are spacious and are of excellent quality.

Najjera Heights

Najjera Heights Apartments are located on the major Kiwatule Najjera Road in a prominent location of Najjera, near social facilities, and each apartment has a living room, kitchen, bathrooms, bedrooms, and balconies.

Creekside Apartments Naalya are in a very desirable region of Naalya, approximately 10 kilometres from Kampala’s city centre, with access via the Northern Bypass Highway and near proximity to a range of social institutions like banks, clinics, entertainment centres, schools, and more.
