Though economic conditions can also affect residential investors, the impact is more severe for commercial investors. People will always want homes to buy or rent. Therefore, there will always be a demand for residential properties in any real estate market.

Commercial property has long been a sound investment; however, it requires more money up-front than residential properties for sale.

The average person is not likely to have enough savings for the sizable down payment that is needed on a commercial property. Whereas it is much more likely that they can save enough for a single-family home.

3) Finding Tenants and Reselling

One advantage of investing in commercial property is that it attracts long-term tenants. However, finding tenants tends to take longer, as it is common for commercial real estate properties to have a higher vacancy rate, adding another risk to this type of property.

The real estate investor will face financial loss while covering all the costs during the vacancy period.

Compared to residential investments, commercial real estate properties are challenging to sell. As for residential real estate investments, they are easier to resell because demand is always there.

4) Need for Professional Managers

Another advantage of residential properties is that they are easier to manage than commercial investment properties. In many cases, you’ll need to hire a property management company to manage your commercial property. For instance, a property management company can help keep and maintain the sanitation of your commercial building and so much more. However, adding a property manager creates added costs.

Residential real estate investors are more likely to be able to manage their rental properties on their own, depending on how large their portfolio is, and the location of the properties (i.e. if they are in close proximity to where they are).


Commercial real estate suits investors with more real estate experience and capital. When you are a beginner investor, you may not wish to take on the risks of such an investment. 

Once an investor has purchased several cash flow producing residential properties, they will likely have the capital and necessary experience to invest in a commercial building. Many successful property investors have made their fortune starting off investing in residential real estate, then adding commercial to their portfolio later on.
