Meet Richard Munyaneza, a Ugandan real estate magnate whose path to fortune has been founded on hard work and determination.
Richard Munyaneza is a passionate real estate developer and serial investor with vast business interests. Aside from being a major importer of clothes and merchandise from the UK, he is the CEO of Security Plus Limited, a Director at a Clarkson Insurance Brokers, and is the Managing Director of Southgate Properties Limited. He also has interests in A&M Cleaning services, Ssanga Courts and Amagara Commodities, to name but a few.
His Life’s Journey
Richard Munyaneza trained in the fields of finance and economics, earning himself a BA in economics and an MBA in finance and accounting from Makerere University.
He began his working life in the Uganda People’s Defence Force as a military officer for 15 years, then went on to become a general manager of finance and administration from 2000 to 2002, after which he become a finance officer for the United Nations World Food Programme. Through the UNWFP, he was stationed in numerous countries from Afghanistan to South Sudan spanning the period of 2002 to 2011.
He then returned to Uganda to start his own businesses, where he incorporated Southgate Properties in 2005.
Richard’s investment Portfolio has grown to be as diverse as his business interests. He believes collaboration and partnership are key cornerstones to establishing a dynamic and sustainable Business ecosystem.
His Focus on Real Estate
Unlike many wealthy people who invest in shares, stocks and bonds, Munyaneza has kept real estate and security at the forefront of his mind as his preferred investment sectors.
Since founding his Southgate Properties in 2005, the company has become a gateway to a new lifestyle in Uganda by providing quality homes and workspaces while promoting eco-friendly developments.
He holds the position of Managing Director of Southgate Properties, leading a team of trained lawyers, architects, surveyors and real estate managers who pride themselves on being among the best in Uganda’s real estate industry.
Munyaneza’s primary offices are in Bugolobi along Luthuli Avenue, although he has offices all throughout town, the East African region, and the world.
Munyaneza, like every other genuine real muloodi, prefers to form partnerships rather than grabbing land.
What Munyaneza Owns
Similar to other royal residences, Ssanga Courts in Nakasero is owned by Munyaneza. The courts are next to Queen of Buganda Sylvia Nagginda’s restaurant and a ballet dance school on the same plot of ground where Café Ballet was.
The nearby Acacia Mall and Metroplex Shopping Mall attract well-to-do visitors who include ex-pats, business travellers, and other foreign dignitaries wishing to shop. Ssanga Courts is situated in Kampala, adjacent to the local monuments Kabaka’s Palace and Kasubi Tombs.
In addition to accommodating Uganda’s elite, Richard Munyaneza also caters for everyday up and coming Ugandans on the other side of town in Nsambya with his Dashen Heights apartments, which he developed though his Southgate Properties.
At Dashen Heights, he says, “We are offering a 64-roomed apartment, with a maid’s room and utility area. Our target market is everybody. Nsambya is easily accessible and will be a nice residential place for the happening age.”
Dashen Heights is the new benchmark for comfort, providing a home buyer with accessibility and affordability.
The largest mall in Uganda, Arena Mall, the upmarket Mestil Hotel, the US Embassy and Nsambya Hospital are all within easy walking distance of the flats.
It offers a safe, well-lit living environment and boasts of an expanse of pavements for pedestrian and vehicular access to the flats through tarmacked Ave Maria and Kevina roads. It is ideally positioned approximately 2 km from the Main Post Office in the centre of Kampala.

Munyaneza owns and operates properties and enterprises in prime areas of Uganda, the East African area, and worldwide. Unlike other local tycoons, Munyaneza sought higher and expanded his influence wings past the borders.
He is a “kingmaker,” breaching political fortifications and calling shorts on certain countries’ powers. Munyaneza has strong ties to Rwanda, Uganda, and the Congo through friends and family, and his finances extend beyond those countries’ borders.
